What is a home inspection?

Per the standards of practice from The International Association of Certified Home Inspectors – InterNACHI®:

 

 A home inspection is a non-invasive, visual examination of the accessible areas of a residential property (as delineated below), performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector.  The scope of work may be modified by the Client and Inspector prior to the inspection process.

INTERIOR INSPECTIONS

including but not limited to:

  • Foundation

  • Framing

  • Kitchens and bathrooms

  • Ceilings and walls

  • Basement

  • Attic

  • Crawlspace

  • Smoke and CO detectors

  • Doors and windows

  • All living spaces in the home

EXTERIOR INSPECTION

including but not limited to:

  • Roof covering

  • Flashing

  • Gutters and roof penetrations

  • Siding

  • Windows and doors

  • Decks, patios, and porches

  • Garages

  • Site grading and drainage

  • Steps and handrails

  • Driveways, walkways

MECHANICAL INSPECTION

including but not limited to:

  • Heating system

  • Cooling system

  • Whole-house humidifiers

  • Water heaters, boilers

  • Plumbing supply lines

  • Plumbing waste lines

  • Water Heater

  • Electrical system

  • Branch wiring

  • Safety hazards
